The house`s location in the unique Eden District with its beautiful seaviews, beaches, the nearby Knysna lagoon, the indigenous forest, the temperate climate, contributes to make this a worthwhile venue. AWESOME seaviews on 3 sides! Near sea +beaches. The house itself accommodates 6 people comfortably, and the ground floor C-Flat accommodates 4 people comfortably. There also is a separate ensuite bedroom on the lower level, The Seahorse Room, that can accommodate 1 or 2 guests. This room can be booked in conjunction with the house or C-Flat throughout the year. PLEASE TAKE NOTE: Between 15 DE
The famous 7km Brenton Beach - that stretches up to Buffalo Bay - is an 8 to 10 minute walk from the house only The Fisherman`s Walk has wonderful vistas and views of the other beaches below the house.
The house is spacious with a large open plan living area that opens up onto the deck. All stairs have child-safe gates. Big enough lawn for ball games Enclosed courtyard. Pets strictly by prior permission only though.

HOUSE RULES/RENTAL AGREEMENT:
1. A 50% deposit secures the booking.
Balance of payment is due 30 days before arrival
1.1 Key deposit:
A key/breakage deposit of R7500 for the main house, R 3500 for the C-Flat and R1 000 for the separate ensuite C-horse Room is required. This is payable 1 week before arrival at the latest and will be refunded, less any deductions if applicable, within 7 working days from departure.
The accommodation is not serviced during your stay but will be serviced prior to your arrival and on your departure.
A cleaning service can be arranged at your request.
The house does not offer laundry facilities. Laundry Services are plentiful in Knysna environs.
Allow 24 hours between handing in and collecting laundry, during peaktimes.
The post-departure clean does not include washing of dishes or pots.
A cleaning surcharge of up to R450 shall be deducted from the refundable breakage and security deposit should the tenants not leave the property in a reasonable condition or if check out happens later than 10:00 am. on departure date..
3. Proper care:
Lessees shall take all reasonable and proper care of the property, its furniture, pictures, fittings and effects on the property and leave them in the same state of repair and condition at the end of the rental as at the beginning.
NO SMOKING inside house, C-Flat or C-horse Room.
257 Roman Street (for itself, its employees and agents) shall not be liable to the lessee or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or anyway connected with the rental.
If the unit which the lessee has booked becomes unavailable or unusable - for some reason beyond the owner/agent’s control - prior to the date of the booking, then the owner/agent of 257 Roman Streets obligation will be to
5.(a) use their best endeavour to find suitable alternative property of failing which
5.(b) to reimburse the lessee for all monies paid.
6. Access for inspection purposes:
The owner/ agent shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
7. Arrivals and departures:
Rentals commence from 14:00 pm. on the day of arrival and terminate at 10:00 am. on the day of departure.
No pets are permitted at this property. Sorry.
9. Number of persons:
The number of persons occupying a property must not exceed the maximum number stipulated on the confirmation. The owner/agent reserves the right to refuse entry to the entire party if above conditions are not observed. Additional people will be charged an additional R349 per person per night.
10. Wooden floor:
Please be aware that the house has a wooden floor. Therefore, our guests need to be comfortable with this fact when booking and willing to be both considerate and accommodating when sharing the premises.
11. Unsuitable conduct:
Indecent, disrespectful behaviour that might cause discomfort or embarrassment to neighbours will not be tolerated. No parties. The owner/agent reserves the right to address the lessee and/or their visitors regarding such behaviour and may ask
for immediate vacation and departure, with no refunds.
12. Not completely happy?
If you have any cause for dissatisfaction please contact the owner/agent immediately. It is imperative that the owner/agent sees the reason for the complaint before any remedial action is taken.
