Availability and Pricing

a. Bookings will be confirmed upon receipt of a 50% deposit of the total cost of your reservation.
b. The property manager will hold the reservation for a maximum of 48 hours ahead of receiving the deposit.
c. The total invoice amount is payable 14 days prior to arrival or within 48 hours on short notice bookings. Last minute bookings will require payment of the full booking amount within 24 hours.
d. If you wish to cancel your booking after paying the deposit, we will make every effort to re-let the accommodation for the period booked. If successful, we will refund your deposit less a 15% handling fee, however, if we are unable to re-let the accommodation, the conditions set out in the cancellation policy will apply, as outlined on the reservation invoice.
e. Electronic Funds Transfers (EFT) or direct deposits are the only accepted methods of payment to the bank account stated on the invoice.f. Receipt of the deposit payment for a reservation binds the guest, owner and property manager to this rental agreement.
2. ARRIVAL & DEPARTURE
a. The accommodation arrival period is 14h00 to 18h00. Guest are to confirm estimated time of arrival. Arrivals out of this period must be arranged with the property manager.
b. The property manager or host will meet you at the house for a brief tour and key handover.
c. Once the keys have been handed over, guests may leave and access the house as they please.
d. The accommodation must be vacated by 11h00 on the day of departure and keys are to be strictly handed over to the property manager or host only.
e. Guests will be held liable for any incidents at the property should keys not be handed over directly to the house manager or host at the time of departure.
f. Should you wish to depart later than the standard departure time, please discuss with your property manager or host.
a. The number of persons using the accommodation is not to exceed the maximum number stated in the property description or as stipulated at the time of making the reservation. Should the number of people exceed the number stated, you will be charged accordingly or excess guests will be asked to leave.
b. All guests must act in a reasonable manner and have consideration for the neighbours in the area.
c. The property manager reserve the right to terminate the lease of the property in the event that the guest or any person/s occupying or visiting the property causes a disturbance or nuisance that may upset the peace and tranquillity within the neighbourhood. Music and noise levels to be kept down to a level that is acceptable to all residents within the area.
4. PROPERTY SECURITY
a. The property’s security alarm is to be armed whenever the property is left unoccupied.
b. Guests are to adopt vigilance and due care while occupying the property and will be briefed on the property’s security measure upon arrival.
5. HOUSEKEEPING SERVICE
a. Daily housekeeping services are available should you require. You can enquire about rates for this extra service with the property manager or host prior to/upon arrival.
a. The guest and all persons occupying the accommodation undertake to keep the premises and all furniture, all soft finishes, fixtures and fittings, décor, accessories, wiring and all other electrical items in and around the premises in the same state and condition as at the commencement of stay and also undertake to leave the house in the state of reasonable cleanliness as when they arrived.
b. The owners shall be compensated by the guest for any damage or breakages which occur and any excessive cleaning that may be required.
c. The property and contents will be inspected prior to arrival and after departure and we would appreciate if any damages/breakages to the property be reported to the manager or housekeeper.
d. Value of damages and excessive cleaning required/discovered will be for the reasonable interpretation of the property manager.
e. The breakage deposit will be refunded in full within 2 weeks of departure should no damages or breakages are evident.
7. RISK OF LOSS AND INDEMNIFICATION
a. The guest agrees that all personal property, furnishings, personal affects and other items brought into the property by guest or their permitted guests and visitors shall be at the sole risk of the guest with regard to any theft, damage, destruction or other loss and the property manager and owner shall not be responsible or liable for any reason whatsoever.
b. The guest hereby agrees to indemnify and hold harmless the property manager and their agents, owners, successors and employees from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney's fees incurred by the guest, visitors or agents, representatives or successors of the guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by the guest or family and visitors of guest in orabout the property and the guest expressly agrees to save and hold the property manager and owner harmless in all such cases.
8. UNAVAILABILITY OF THE PROPERTY
a. In the event that the property is not available for use during the rental term due to reasons, events or circumstances beyond the control of property manager or owner, the property manager will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the guest. If such replacement property cannot be found and made available, the property manager shall immediately return all payments made by the guest, whereupon this agreement shall be terminated and the guest and property manager shall have no further obligations or liabilities in any manner pertaining to this agreement.
9. MUNICIPAL SERVICES
a. In the event that municipal electricity or water services are disrupted to the property, the guest shall immediately notify the property manager or host of such circumstance and all efforts will be made by to restore such services.
b. Should the event be beyond the reasonable control of the property manager or owner, whereby it affects the entire neighbourhood or region, the guests shall hold the property manager and owner harmless against any claims as a result of the extenuating circumstance.
c. Reasonable compensation for services disruption during occupancy may be considered at the discretion of the property manager or owner.
10. ASSIGNMENT OR SUBLEASE
a. Guest shall not assign or sublease the property or permit the use of any portion of the property by other persons who are not family members or guests of the guest and included within the number of and as permitted occupants under this agreement.
b. The property shall not be used for any other purpose aside from residential self-catering accommodation.
c. Special functions, events, photo/film shoots are not permitted without prior arrangement.
11. PETS & SMOKING POLICY
a. Kindly note that the property adopts a non- smoking policy and we request you make use of the ashtrays provided which are to be used and kept outside at all times.
b. No pets are allowed unless specifically arranged and approved by the property manager or owner.
a. If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the property, remove all guest’s property and belongings and leave the property in good order and free of damage. No refund of any portion of the total rental fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
